Sime Darby Property Introduces Next Instalment Of Its Parade Of Homes

KUALA LUMPUR, 13 November 2008 - Sime Darby Property has brought back its hugely popular Parade of Homes which proved an unqualified success when the maiden event held in June 2008 generated sales of RM248 million over a 10 day period. Over 15,000 prospective homebuyers flocked to Sime Darby Property’s 10 townships to visit the numerous showhomes on display and enjoy the weekend activities.

This installment of the Parade of Homes will be held over a one month period from 14 November to 15 December and will feature unique incentives for homebuyers, exciting weekend activities at all the townships and contests offering cash prizes totaling RM290,000.00.

“The Parade of Homes is a proprietary marketing platform that allows Sime Darby Property the opportunity to create unique and attractive incentives to benefit prospective homebuyers across all our townships stretching from Shah Alam to Ampang and Subang Jaya to Nilai” said Managing Director of Sime Darby Property, Dato’ Tunku Badlishah.

The incentives being offered this time around have been formulated after numerous focus group meetings to identify the concerns and sentiments of prospective homebuyers in light of the current economic situation. The reasons identified include concern whether property prices would drop, minimise financial commitments, difficulty in selling their existing houses before upgrading to a new house and possible loss of income as a result of retrenchment or unsuccessful business ventures.

RHB Bank was brought in as the financing partner to work on a unique financial package as most of the concerns were related to financing. “We are happy to be given the opportunity to work with Sime Darby Property to create unique financing options to meet the needs and address the concerns of their purchasers” said Renzo Viegas, Head of Retail Banking for RHB Banking Group.

“Our packages are designed to give customers more financial flexibility and to manage their cashflow better so that they will find it easy to upgrade to a home of their choice. This joint initiative, I believe, will pave the way for greater collaboration between Sime Darby Property and the RHB Banking Group in future”, he added.

Apart from the unique financial solutions offered by RHB Bank, Sime Darby Property is also offering a “Guaranteed Buy Back” scheme for property purchases made during the Parade of Homes. “This offer bears testimony to our confidence that our properties are fairly priced and will in turn give our buyers the confidence to proceed with their home ownership dreams”, stated Dato’ Tunku Badlishah.

Dato’ Tunku Badlishah said that the combination of the buy back guarantee coupled with the financing packages being offered by RHB Bank is expected to promote and encourage buying activities among home purchasers and investors alike during the month-long Parade of Homes.

At the same ceremony, Dato’ Tunku Badlishah also presented prizes to the winners of the first Parade of Homes contest. The top three lucky winners who had purchased Sime Darby properties during the first Parade of Homes period walked away with a furnished Tropika Paradise Condominium in Subang Jaya worth RM300,000; a brand new BMW A116 worth RM185,000 and a furnished Starville Apartment in Subang Jaya worth RM130,000 respectively.

RATEPAYERS can now lodge complaints or check the status of their applications for the various types of licences with the Nilai Municipal Council (MPN) without having to be physically present following the implementation of the e-PBT (e-local authority) system at the council.

They would also be able to provide feedback and seek clarification on matters related to the local authority by just going online at www.mpn.gov.my

Council president Datuk Abd Halim Abd Latif said the system or e-PBT was introduced so that public complaints could be immediately addressed and to make it more convenient for the people to deal with the council.

“The feedback from the public complaints online facility would help us serve the community better and it’s more convenient for ratepayers to contact us from the comfort of their own homes or workplace anytime they wish,” he said.

Those who want to find out if they have compounds for traffic violations (metered parking) could also do so through the website.

Abd Halim said this at the launching of the e-PBT system by Negri Sembilan Mentri Besar Datuk Seri Mohamad Hasan.

The system has been operational since March.

Abd Halim said all complaints would be recorded and directed to the respective departments while the complainant would be able to check if action had been taken within the stated time.

Members of the public would also be able to check and update their statements for assessment, rent (for stalls) and licences in the area under MPN jurisdiction.

Mohamad said the online system was an effective medium for the public to get “in touch” with their local authority.

“The economic growth in the area has to be complemented with an excellent delivery system and I hope the e-PBT would be able to aid MPN in its quest to be more efficient.

“Public complaints should not be viewed negatively as the feedback is necessary in improving the facilities and services of the local authority,” he said.

Mohamad said the system would also come in handy as there were plans to merge MPN and Seremban Municipal Council following the state government's decision to turn Seremban into a city by September 2009.

He said since Nilai was experiencing rapid development following efforts to turn it into an educational and bio-technology hub, it was only proper that a more efficient public delivery system be put in place.

“Also since Nilai covers a huge area, it would save people the time and money to come all the way here,” he added.

Mohamad later handed out awards to the council's best employees for 2007.

He also gave cash rewards to the children of MPN employees who did well in the UPSR, PMR and SPM examinations.

Those who did well in the UPSR got RM100 each, PMR (RM200) and SPM (RM300).

SEREMBAN, April 27 (Bernama) -- More police posts and stations will be built in Nilai to address the high crime rate in the area, Negeri sembilan Police Chief Datuk Osman Salleh said.

He said the latest post to be opened in Nilai was at Nilai Impian early this month and that a new police station would be opened at Taman Semarak next month.

"The increase in population, including foreign workers in Nilai, as well as its location near to the Klang Valley, contributed to the increase in crime rate in the area," he told reporters after launching the Negeri Sembilan police community policing for Seremban district Sunday.

He said the community policing concept, which aimed to reduce crime, would be expanded to other districts

The concept provide an opportunity for the locals to solve problems in their own neighbourhood as well as build closer cooperation between the police and the local community, he added.

Nilai Impian set to soar with new access road





NILAI: The completion of the Nilai Impian Direct Link, a 1.5 km stretch linking the Nilai Impian township to the Nilai interchange from the North-South Highway, is expected to increase the value and demand for the properties there.

Albakri Wan Ahmad Amin Jaffri is confident that the price of the properties in the RM1.5 billion
1,269-acre freehold development would appreciate by 5% immediately and by 10% within the next six months.

Prices for properties there range from RM68,388 for a Camelia Court apartment unit, to a starting price of RM199,888 for a 24ft by 75ft, 4-bedroom Dillenia Courtyard Home, and RM232,888 onwards for a 4,000 sq ft Ixora Bungalow.

“The opening of this access road to the public will open all doors to what is available in Nilai Impian, hence enhancing the value of the properties we offer,” he told theSun after the launch of the new link last week.

Negara Properties invested about RM12 million for the construction of the new access road, which is currently about 40% completed. It is expected to be fully ready by the middle of next year. He adds that demand for the properties in the township would also rise in tandem with the value as property prices in Nilai are still, comparatively, lower than other areas in the Klang Valley such as Petaling Jaya.

“Despite the increase (in price), the overall affordability and strategic location away from the hustle and bustle of the city would still draw homebuyers and investors alike,” he says. Nilai
Impian is located 50km from KLCC, 17km from Kuala Lumpur International Airport, and 30km
from Putrajaya, and is accessible via the North-South Highway and Elite Highway.

He says the group would have to be more efficient in its product rollout to meet the increasing
demand for homes in the vicinity. Negara Properties has completed more than 50% of the township with almost all of the units already taken up.

“From 1Q next year, we are targeting to launch at least one new product a month, not only in Nilai Impian, but in other developments as well,” he says. The group’s latest product in Nilai Impian is Warisan Villa, which comprises 70 units of semi-detached units and three bungalow units. Thirty six units of semidees were launched last week. Each semidee unit, priced from RM399,000, has a built-up of 2,100 sq ft on a land area of 5,400 sq ft.

Wan Hashimi says the development was designed based on the architecture of Malay traditional homes, which have natural open ventilation, with courtyards, deep windows, timber balustrades and skylights.

“With Warisan Villa, we are combining a modern contemporary look with a traditional ‘kampung’ design for the homes,” he says, adding that they are targeted at retirees, extended families and professionals living in Kuala Lumpur. The project has a gross development value of RM32 million.
